What Can AIP Investors Actually Buy?
One home, NZ$5M+
Approved AIP investors may acquire one residential property valued over NZ$5 million to live in — an exemption to the foreign-buyer ban introduced in March 2026.
OIO consent still applies
Purchases involving "sensitive land" — including many lakefront, coastal, and larger lifestyle holdings — still require Overseas Investment Office consent.
Visa approval first
The purchase right attaches to approved AIP visa holders. Check your eligibility before committing to a property strategy.
Sensitive land is the common trip-wire. Only 16 purchases had been approved under the new rules by mid-2026, in part because many premium properties sit on land classified as sensitive. Read our guide to how sensitive land rules affect golden visa buyers before shortlisting.
